Transactional funding is a short-term financial solution used by real estate investors to perform a double closing. A double closing involves two separate real estate transactions occurring on the same day. An investor or wholesaler first closes on the purchase with the original seller (the “A” to “B” transaction). On the same day, they close on the sale of the property to a final end-buyer through a separate transaction (the “B” to “C” transaction).
Here’s how it works:
- The “A” to “B” transaction: An investor or wholesaler may need funding to close on the property from the original seller. Transactional funding provides the short-term capital to complete the purchase.
- The “B” to “C” transaction: When the “A” to “B” transaction is funded, closed, and recorded, the “B” to “C” transaction immediately proceeds.
- Repayment: Once both transactions are closed and recorded, the closing company will disburse fundings and fees directly to all parties.
Our services can be useful to wholesalers who find themselves in one of the following scenarios:
- Contract on a deal is not assignable.
- Wholesaler does not want to disclose their markup to the end buyer.
- Capital is tied up elsewhere.
We exclusively fund double-close transactions. If you have both an acquisition and disposition contract, it’s time to submit your deal!
With each transaction, we require signed closing documents (i.e. HUDs), a signed promissory note, and a signed transactional funding agreement prior to the closing date. No underwriting is necessary!
There are NO upfront costs. All transactional funding fee(s) are deducted from the closing. The attorney’s office or settlement firm will handle all transactions.
The majority of our clients are charged less than 1% of the purchase price and a $250 processing fee to access funding. Note the following structure is in place for any deals outside of the $100,000 to $500,000 range. All deals under $100,000 are charged a flat fee of $1,000. Deals between $500,000 and $1,000,000 are charged at 1% with a $250 processing fee.
